Executive leadership
Mr. Miltenberger is the Chairman of JLB Partners and is responsible for oversight of strategic matters, real estate development, and capital markets. He has been involved in the multifamily development business for almost 30 years and has developed, constructed, structured and/or financed nearly 60,000 apartment units in Texas, Florida, Arizona, Georgia, the DC Metro, New England and North Carolina, with a capitalization in excess of $7.5 billion.
Bay has focused primarily on mid-rise and high-rise projects, and was involved in structuring most of the mixed use projects during an earlier tenure with Fairfield Residential. Mr. Miltenberger holds general contractors licenses in Florida, North Carolina, Virginia, Arizona, Nevada, and California. He is a member of Urban Land Institute, National Multi-Housing Council and the US Green Builders Coalition.
Mr. Miltenberger has a BBA from Baylor University with a concentration in Finance and Entrepreneurship and an MBA from University of Texas in Arlington with a concentration in Real Estate.
Nathan serves as the Chief Executive Officer of JLB Partners and is responsible for the investment strategy and ongoing growth of the business, as well as management of the firm’s capital partner relationships. Before joining JLB he was with Crow Holdings Capital, where he was a member of the investment committee with responsibility over the firm’s multifamily development investing. Prior to his time with Crow Holdings Nathan was with JPI, with various responsibilities in asset management and development. Nathan attended the University of Texas at Austin, where he received a Bachelor of Arts degree in Economics.
Rob Grovenstein joined JLB Partners as the Chief Investment Officer in June 2007 and is responsible for all development underwriting. During his career, Mr. Grovenstein has facilitated the closing of over 80 multifamily projects totaling over 26,000 units with a combined capitalization of $5B. In early 2020 Rob also took on the role of CFO and is also responsible for the risk management of the organization.
Prior to joining JLB Partners, Mr. Grovenstein served in the same role for the Eastern Division of Fairfield Residential and also taught graduate real estate courses at the University of Texas at Arlington. Before moving back to Fort Worth in 2004, Mr. Grovenstein served two years as Visiting Professor at the University of Connecticut, where he taught Real Estate Investments & Real Estate Finance. Mr. Grovenstein holds a PhD in Business Administration with an emphasis in Real Estate from the University of Georgia, an MS in Real Estate from the University of Texas at Arlington, and a BBA in Finance from the University of Texas.
Rick Bower is responsible for the capital market activities for JLB Partners. Over his thirty-five-year career, Rick has been involved in multiple facets of real estate finance, including debt and equity procurement for a national developer and acquisition fund, debt procurement for a large national opportunity fund and debt procurement and investor relations for a publicly traded REIT. Additionally, Rick spent the first nine years of his career as a real estate lender.
Prior to joining JLB Partners, Rick spent five years as Senior Vice President of Finance for Cypress Equities and Arrow Retail, two entities with ties to the former Staubach Company. Rick also spent part of his career as a Director of Investment Management at the Archon Group (a subsidiary of Goldman Sachs), as Treasurer of Prentiss Properties (a publicly traded REIT), and as a lending Vice President at Bank of America and Societe Generale. Rick holds his Bachelor of Arts degree from Vanderbilt University and his MBA from the University of Texas McCombs School of Business.
Mr. Speegle leads the Information Technology department for JLB Partners. He brings over 25 years of IT experience within the multifamily industry. During Jonathan’s career he has designed, built and managed enterprise class networks and data centers. In recent years he has managed the migration to the cloud and advanced the use of technology within multifamily developments.
Prior to joining JLB, Jonathan Speegle was Director of Information Technology at Fairfield Residential. During his time there he was responsible for the design, development and management of computing and communications services spanning 250+ sites throughout the country.
Mr. Speegle holds a Bachelor of Science degree in Network Communications from DeVry University. When outside the office, Jon enjoys spending time with his wife, Cynthia, and keeping up with his daughter Nova and 2 sons, Peyton and Devan.
Mr. Bosler began developing residential real estate in 1964. After building single and multifamily projects for various family held partnerships, he formed his own company, JLB Construction, the predecessor to Fairfield Residential in 1979. Mr. Bosler ran the development company, construction company and eventually added a property management company in the mid 1980s. From 1979, until the expansion of the owner base of Fairfield in the late 1980s, Mr. Bosler developed over 13,000 units.
In 1997, Mr. Bosler sold a portion of his operating interest in Fairfield to Morgan Stanley Real Estate Fund II. After the sale, Mr. Bosler remained Chairman and President of the company. In 2005, California State Teacher’s Retirement Service (CalSTRS), purchased a portion of his remaining shares, followed by Diamond Realty’s (a subsidiary of Mitsubishi) purchase of the remainder of his interest in December 2006.
During Mr. Bosler’s tenure at Fairfield, he oversaw the development, construction, management, and disposition of over 75,000 apartment units. Further, he grew a small regional apartment company into one of the largest apartment development firms in the industry. Mr. Bosler resides in Denver, Colorado and has been married for over 50 years. He has three daughters, four grandsons and three granddaughters.
Paul R. Johnston is responsible for working with all of JLB’s regional offices and Departments to ensure the execution of each project’s business plan and the overall goals of the company. During his career he has been involved in over $5 billion worth of multifamily and mixed use developments which include more than 100 projects of conventional rental, condominium, and student housing units. Completed projects include mixed use, garden style, townhome, medium density, and high rise construction. Prior to JLB, he was with Fairfield Residential and was in charge of a division which had full responsibility for all due diligence, feasibility studies, design coordination and entitlements for projects in 11 states and over 30 municipalities and counties. Earlier in his career, he worked in both the private and public sectors as a consultant and as a director of development services for a municipality. Paul attended Texas A&M University, where he received both a Bachelors and a Master of Urban and Regional Planning degree, graduating with honors.
Trenton Cody serves as the Treasurer & Controller of JLB Partners, where he oversees the Company’s financial reporting and treasury management. Prior to joining JLB Partners he spent seven years in public accounting working for KPMG LLP in their Dallas office, attaining the title of Senior Manager. Trenton earned both his Bachelor of Business Administration and Master in Professional Accounting degrees from The University of Texas at Austin and is a Certified Public Accountant in the State of Texas.
Brian Grosholz is responsible for the strategic vision and direction for JLB’s construction company. Since joining JLB Partners in 2015, Brian oversaw the construction company’s Washington DC office before transitioning into a national role where he focused on implementing new policies, preconstruction standards and innovative technology to enhance construction scheduling and budgeting. During his 24-year career he has been involved in the completion/delivery of over 20,000 units including both market rate and affordable rental, condominiums, assisted living, senior living and acquisition rehab.
Prior to joining JLB, Brian worked for Bozzuto Construction in Washington, DC as a Senior Vice President, where he played an integral role in business development while growing the construction company from $200M to $400M in annual revenue. He started his career with Whiting-Turner Contracting with a focus on heavy highway, bridges, and healthcare related work such as operating rooms and labor and delivery facilities. Brian holds a Bachelor of Science Degree in Construction Management from Bowling Green University and an MBA from Loyola University. Brian and is his wife, Marlena, have three daughters, Kennedy, Payton and Mackenzie.
